At first, a chalazion looks and feels like a stye, swollen eyelid, pain, and irritation. The term chalazion refers to a cystic swelling with chronic inflammation in an eyelid. Sometimes the bump on your eyelid is actually a chalazion, which looks similar to a stye. A chalazion is sometimes confused with a stye which also appears as a lump in the eyelid. In rare cases, cancerous tumors of the eyelid can appear like a stye or chalazion. Do not wear eye makeup or contact lenses until the stye or chalazion heals. Granulomas are inflammatory growths on the inside or outside of the eyelid, and can occur after a stye, or chalazion. In some cases of staph blepharitis, a red eye may develop or a sty may form. Inflammation of an eyelash follicle with a lump called a sty or hordeolum is usually caused by staph. If you get styes frequently, see your eye doctor for an examination. Finally, if you suffer from recurring styes, your eye doctor might prescribe a low-dose antibiotic for long-term use. Consult an eye specialist if the inflammation persists for more than 2 weeks, styes recur, or the stye rubs against the eye and irritates it. Bad styes or recurrent styes may need an antibiotic eye ointment as prescribed by your specialist. Some good prevention method for eye stys are simple things like not sharing make up. Avoid sharing eye makeup, especially if you are prone to recurring styes. Refrain from wearing eye makeup while the stye is active. Although most styes and chalazia are not contagious, best practice should also include not sharing towels, washcloths, or handkerchief. Your eye doctor may recommend replacing your contact lenses after the stye has healed to prevent recurrence or spread of the infection. If you do not, the infection may spread to the oil glands of the eyelid and cause a stye. Ask an optometrist a question about eye styes when you are purchasing any new contact lenses.

If you are still skeptical, find any piece of leather and put it on your bare skin. Now, doesn’t that feel better than itchy lace or scratchy netting? Any concerns you may have will fly out the window. Keep in mind that there are a wide variety of leather styles, so you can find one that will make your lady love the most comfortable. If a leather thong and string bikini is a bit too adventurous, consider a buttery soft pair of leather hot pants or a corset top to provide more coverage. Of course the logistics of leather lingerie leaves many people scratching their head. For starters, leather is a natural material that can literally mold to your body. Sarasota commissioner under fire for 2004 condo purchase

Most people do not realize the sacrifices that local elected officials make when they accept an elected or appointed city position. For instance being a city commissioner guarantees lack of privacy in your personal life, time taken away from family. All this and you are compensated with very low pay. On top of this, there are watchdogs continually searching for breaches of the ethics code. Seasoned politicians know the best rule of thumb is to err on the side of caution. This means that the most innocent of actions will be scrutinized and most of the time interrupted in a negative manner. Case and point, someone has actually brought to light in a June 5 Herald-Tribune story that in 2004, I repeat in 2004, Sarasota City Commissioner Mary Anne Servian's along with her husband purchased a new Downtown Sarasota condominium. Now it was not the purchase of the condo that is in question. Someone questions whether Servian received special treatment because she along with 20 or 30 other buyers managed to get early reservation for one of the 134 Condos. It is not unusual for developers to offer early reservations on projects. Of course what has been said is there could be a conflict of interest because she voted approval [along with all other commissioners] of this condo development. And then was granted a reservation. How silly and how petty are these accusations. Now if she received a discount on the purchase price or say extra amenities added to her unit, one could get suspicious, but her pay back was a reservation. I don’t think so. How can we expect good decent people to come into public service when we see such petty scrutiny of their actions? We expect our City government officials to live, work, play and raise their families within our city limits. Who would want to open their family up to such petty scrutiny. It is no wonder less and less people run for public office.

Router transmitting packets

In a previous article we discussed the basics of what a router did. We're now going to get into a more detailed, and yes technical, explanation of how packets are transmitted as well as a few other tech specs of how routers work. So put on your learning caps because you're in for a real mind bender. Internet data, whether it be in the form of a web page, a downloaded file or an email message, travels over what is called a packet switching network. Basically what happens is that the data is broken up into individual packets because there is only so much data that can be transmitted at one time. Each packet is about 1500 bytes long. Each packet contains quite a bit of information including the sender's address, the receiver's address and of course the information being sent which includes the order of each packet how it should be put back together so that the end user can make sense of the data. The packet is sent off to its destination based on what the router believes to be the best route to follow, which is usually the route with the least amount of traffic and if possible, the shortest route. Each packet may actually given a different route depending on conditions at the time, which in a high traffic network can change every second. By doing this, the router can balance the load across the network so that no one segment gets overloaded. Also, if there is a problem with one piece of equipment in the network, the router can bypass this piece of equipment and send the packet along another route. This way if there is a problem, the entire message will still arrive intact. In conducting this process, routers have to speak to each other. They tell each other about any problems on the network and make recommendations on routes to take. This way, paths can be reconfigured if they have to be. However, not all routers do all jobs as routers come in different sizes and have different functions. There are what we call simple routers. A simple router is usually used in a simple small network. Simple routers simply look to see where the data packet needs to go and sends it there. It doesn't do much else. Slightly larger routers, which are used for slightly larger networks, do a little bit more. These routers will also enforce security for the network, protecting the network from outside attacks. They are able to do a good enough job of this that additional security software is not needed. The largest routers are used to handle data at major points on the Internet. These routers handle millions of packets of information per second. They work very hard to configure the network as efficiently as possible. These are stand alone systems and actually have more in common with supercomputers than with a simple server one might have in a small office. In our next instalment we'll look at how to actually trace the path that a message has taken and some examples of transmitting packets.

Why investing in hud home

: I get asked all the time by new real estate investors if investing in hud homes is a good strategy. I will be recap in this article what I tell them…. The increased demand drives up the price and new investors tend to get any and will buy based on emotion instead of logic because they “just want to get their first deal”. If you pay too much for a property, you will lose your shirt on the deal. That’s why it important to not overpay for the property because you make your money on a property on the day you buy, not the day you sell. This is why it’s important to have the right real estate investing training so you know how to spot the good deals from the bad and not overpay for a property. Your first deal can bankrupt if you don’t structure it the right way. I see this all the time in my real estate investment club. The guys that don’t take the time to invest in their education are soon out of business because they try and figure it out on their own and fail. Short Sales are a great way to guarantee that you won’t overpay for properties. If you are wondering “what is a short sale “or are wondering what the “definition of a short sale is“here you go. A Short Sale is when the lender accepts less than what is owed on a mortgage on home foreclosures. All of The deals are no money down. We don’t give the sellers any money when we get the deed to their house. The only thing you have to pay when you get a deal is the cost of the notary and recording fee when you record your deed. That’s a maximum of $100. Now my acquisitions manager is a notary so I don’t pay any notary fees. If you don’t put any money down on the house, you aren’t putting any money at risk. You don’t need good credit to do short sale deals. You don’t need to go get a mortgage when you do short sales deals. If you don’t need to use your credit, you aren’t putting your credit at risk. You fund the deal the way you structure the transaction. You fund the deal by either: The ability to own houses without having to make monthly mortgage payments. There are no monthly payments to make for short sale deals. The houses are either in foreclosure or about to be in foreclosure. You don’t need to make any payments therefore you aren’t putting any money at risking making monthly payments. Preforeclosures and Short Sales are extremely easy to find right now. There aren’t enough investors out there to handle all of the deals in the market. That’s why I’m on a mission to equip you with all of the resources you need so you can go out there and help all of these struggling homeowners and make a lot of money while doing it. You may here some real estate speakers say to stay away from foreclosures because there is too much competition. Well that was then and this is now. They are teaching old information because they are not currently practicing what they preach. I am actively buying and selling foreclosures in my own backyard and I know what works and what doesn’t work. And I have to tell you there is no competition for preforeclosure and short sales now because there are so many of them. Short Sales are easy to get because it doesn’t require you to do a lot of negotiating with the seller because they know they don’t have any equity and they’re just looking for a way out. You are their solution! I love working with short sale sellers because they are the most motivated sellers out there. Short Sales are the most profitable quick turn deals to do in residential real estate because you’re making all of your profit on the discount with the lender One of the biggest benefits of the short sale business is that it works even better on Luxury Homes. The banks are more flexible and more negotiable on larger mortgages. Banks don’t want to take houses back and they definitely don’t want to take back Luxury homes. It takes the same amount of work to do a deal on a luxury home than it does to do a starter home. The difference is A Luxury home pays 10 times as much profit. Its like doing 10 deals in one and when you combine the short sale strategy with luxury homes, you’ve got the golden ticket. You See, Banks are in the money business. They’re not in the Real Estate business. They don’t want to own any properties. Their only interest is making interest on their money. Foreclosing on homes is a hassle they have to deal with because it’s a cost of doing business for them. The sooner you understand this the sooner you will realize how huge this opportunity is for you right now. When banks lend out money – they have to keep a multiple of 5 times the amount of money they lend out in reserves. When a loan goes bad, it’s now considered a non-performing asset and that limits the amount of money they can lend out. It costs a bank a minimum of $30,000 to foreclose on a home. They would rather take a discount on the mortgage and get that bad debt off their books so they can lend out more money. You are the solution for them. Banks need you to help them liquidate their houses so they can get rid of their bad debt. You are doing them a great service.

Basement waterproofing get ready for rain

The noises - a trickle, a drip-drop, or heavy rush or splash. Ahh, the sun is gone, rainy days are here! Roofs, gutters, and downspouts function in harmony to keep us safe and dry during a downpour. Rainwater rolls down our roofs; much like it does down the mountains. It is then collected in gutters before they are channelled into downspouts like waterfalls. All of these show what roofing and waterproofing is all about. 1. More Protection Waterproofing is more than just channelling the water away from our roofs. It extensively prevents water from entering the house through a substance application specifically designed for waterproofing. 2. The Concept Basically, to ensure basement waterproofing, one has to take two steps. The first step is to mount a very reliable drainage system. This is because if your drainage system becomes clogged with leaves or simply can not handle the amount of water capacity, water will accumulate instead of being neatly cyphoned away. Of course, even with the best gutter and roof, water still penetrates the ground naturally when it rains, because not all rain will fall on your house, some will fall around it, perhaps on your front or back yard, or your neighbors yard. Either way, if too much water is retained in the ground, the possibility of water entering your basement exists, and the only solution is to have your basement waterproofed. 3. Never Again - Find The Source! Before you do basement waterproofing, it is a must that you find the cause of leakage first - Is there a crack in the wall? - Was the house built with weak structures? - Are waters outside flooding and causing too much pressure? In order to detect any of these problems, inspect your house thoroughly. Usually, water will penetrate on areas where there are cracks, usually on the floor or walls of the basement area. Do all of these things before you apply basement waterproofing. The unfortunate part is that in order to actually apply a coat of waterproofing, you have to dig at least six feet right next to the wall. The waterproofing mixture must be applied directly to the outside of the basement wall - it can't just be poured on the ground next to your basement! This is an extremely physical task and so in all honesty you should hire a handyman or better still, contact a service to do this for you. The service will come with the added benefit of providing you with a warranty for services offered that guarantees you won't experience the problem again for a set amount of time.

Getting credit when you re over 62

If you’re an older consumer who has paid with cash all your life, you may find it difficult to open a credit account. That’s because you have “no credit history” of how you paid on credit. If your income has decreased, you may find it harder to get a loan because you have “insufficient income.” Or, if your spouse dies, you may find creditors trying to close joint accounts. A “joint account” is one for which both spouses applied and signed the credit agreement. Under the federal Equal Credit Opportunity Act (ECOA), it’s against the law for a creditor to deny you credit or terminate existing credit simply because of your age. This brochure explains your rights and offers tips for applying for and maintaining credit. Applying for Credit Applying for credit used to mean asking your neighborhood banker for a loan. Now, with national credit cards and computerized applications, the day of personal evaluations may be over. Instead, computer evaluations look at, among other things, your income, payment history, credit card accounts, and any outstanding balances. Paying in cash and in full may be sound financial advice, but they won’t give you a payment history that helps you get credit. A major indicator of your ability to repay a loan is your current income. Those who consider income must include types of income that are likely to be received by older consumers. This includes salaries from part-time employment, Social Security, pensions, and other retirement benefits. You also may want to tell creditors about assets or other sources of income, such as your home, additional real estate, savings and checking accounts, money market funds, certificates of deposit, and stocks and bonds. If you’re age 62 or over, you have certain other protections. You can’t be denied credit because credit-related insurance is not available based on your age. Credit insurance pays off the creditor if you should die or become disabled. On the other hand, a creditor can consider your age to: - favor applicants who are age 62 or older. - determine other elements of creditworthiness. For example, a creditor could consider whether you’re close to retirement age and a lower income. While a creditor cannot take your age directly into account, a creditor may consider age as it relates to certain elements of creditworthiness. If, for example, at the age of 70, you apply for a 30-year mortgage, a lender might be concerned that you may not live to repay the loan. However, if you apply for a shorter loan term, increase your down payment, or do both, you might satisfy the creditor’s concerns. Checking Your Credit History A credit report includes information on where you live, how you pay your bills, and whether you’ve been sued, arrested, or filed for bankruptcy. Nationwide consumer reporting companies sell the information in your report to creditors, insurers, employers, and other businesses that use it to evaluate your applications for credit, insurance, employment, or renting a home. You may find that your file doesn’t list all of your credit accounts. That’s because not all creditors report to consumer reporting companies. You may ask that additional accounts be reported to your file. Some bureaus may charge for this service. Credit information about shared accounts should be reported in your name and your spouse’s. If it’s not, ask the creditor in writing to report the account in both names. The Fair Credit Reporting Act (FCRA) requires each of the major nationwide consumer reporting companies to provide you with a free copy of your credit report, at your request, once every 12 months. Getting to yes asking the right questions

See how many of the following questions you can adapt to your own sales efforts. Situation : Despite making a good sales presentation, the customer remains uninvolved. Your Question: "Based on the data, it looks like you can save $90,000 a year with this solution. What needs to be done before you are completely comfortable with this?" Situation: The client agrees that there are still a number of items that need to be cleared up before he can make a commitment. Your Question: "Before we get into this in any depth, can I get your agreement on the data results? Will you look at the facts and decide for yourself if they make sense?" Situation : The customer says he is considering one of your competitors. Your Question: "Yes, that is a good company. But we are different. Would you like to know why?" Now, before you move on to pricing, you must have a commitment from your client that there is nothing other than affordability that would prevent them from saying YES. Never omit this step. I realize that this is the scariest thing to say to a client because you are often unsure of the answer. You are nearing the end of your presentation now and it's time to tie everything together. This process begins with reiterating the client main issues. Ask yourself: 1. What have you found throughout the presentation that excites your client the most? 2. What is their most painful problem you can solve? 3. What are their deepest desires? The answers to those questions are what you will cover here. If you have done a thorough presentation. You should have the answers to all of those questions Get Agreement Once the client is fully engaged, it's time to get the final agreement. Once again, we reach this agreement with commitment questions. Here the questions may be more open ended where you allow the client to give a fuller answer than just agreeing with you. Open-ended questions give the client a chance to fully express why they feel that your product is right for them. They will be saying to you many of the things you have said to them during the presentation if you have done a good presentation. When you ask these questions it will either be time to finish the sale or the client will come up with an objection you will need to address. Either way, this is another time where you need to be very conscious of the personality type of your client. Situation : You have come to the end of the sales presentation. Your Question: "What question should I be asking that I'm not asking?" Any Objections? Depending on the way your company markets, you may have clients that are already predisposed to wanting your product. Even with this high degree of interest, you may still encounter objections. Doing an in-depth investigation of your client's needs and desires in the beginning of your presentation is key to not having objections at the end of your presentation. The better you know your client the more likely it is that you will cover any potential objections before they even come to the mind of your client. Don't forget to continually ask ‘why” when you get an initial answer to a question. That one word can make a world of difference in you getting to the real needs of your client. Objections decrease as you become more proficient at covering possible objections in the body of your presentation so they never come up at all. Situation: The sales presentation is over. It is time to ask for the sale with one last question. Your Question: "Why don't you give it a try?" YES, they want to move forward with your product. Congratulate them on taking the one action that will improve their life this year. They should thank you for taking your time to show them exactly how your product will work for them. You have provided a valuable service to your client and that should make you proud. Be Prepared--Not every client will say YES. Situation: Client declines your product or service. Your Question: “What is there that we can do to make it work for you?” Now it's their turn to brainstorm your solution to their own problem.

Stop smoking with hypnosis before it s too late

Considered to be one of the primary causes of lung cancer, smoking is a bad habit that should be stopped at once. Smoking can also cause diseases like myocardial infarction, chronic obstructive pulmonary disease and emphysema. Even second-hand smoke is known to be hazardous to a person’s health. Because of the addictive nicotine content found in most cigarettes, smokers have a hard time quitting. If you are a smoker and really serious in stopping, here are some methods that you can explore. Substitutes Smokers claim that they experience withdrawal symptoms when they decide to stop smoking. To relieve them of these symptoms, they could use substitutes which contain nicotine such as nicotine gums or lozenges. This method is called nicotine replacement therapy and is very effective for people who want to stop smoking permanently. Nicotine Patches The most popular method of smoking cessation is the use of nicotine patches. As the term suggests, they are patches that contain nicotine and placed on the person’s body. The nicotine is supposed to be absorbed by the skinpared to gums and lozenges, nicotine patches last longer and is more effective in stopping the urge to smoke. Medication Some smokers prefer to remove nicotine from their body entirely. But instead of simply stopping, they use medications such as Zyban , Chantix or Wellbutrin. These drugs do not contain nicotine and acts by reducing cravings for nicotine as well as relieving withdrawal symptoms. Support Groups Aside from patches, gums or prescription drugs, people who are trying to quit smoking should join a support group. This could help them manage their withdrawal symptoms better and seek assistance when their cravings become too much to handle. In the United Kingdom, there are telephone “quit lines” which provide assistance and support. Self-Help Books There are also many available self-help books that smokers can read to help them stop smoking. These books are usually authored by individuals who have experienced quitting and were successful in doing so. It is important to remember that you can stop smoking if you just make a conscious decision to do so. Although it may be tough especially if you have been a smoker for a long time, it would ultimately benefit your health as well as the health of the people around you. If you are serious in your goal to stop smoking, then make sure you stick to your smoking cessation program.

Time to make new year s financial resolutions

Do you remember any of the New Year's resolutions you made for 2005? If you don't, it may not be such a tragedy. After all, you still may have had a good quality of life even if you didn't get to the gym three times a week, learn a new language or take that gourmet cooking class. On the other hand, you can make a big difference in your future if you make - and keep - financial resolutions for the coming year. Of course, like all resolutions, the financial ones are easier to keep if they don't force you to radically change your lifestyle. So, with that in mind, here are a few achievable financial resolutions you may want to consider for 2006: - Increase your 401(k) contributions. If your salary goes up this year, increase the percentage of your earnings that you defer into your 401(k). With tax-deferred growth, pre-tax contributions and a variety of investment choices, your 401(k) is one of the best retirement-savings vehicles around. Plus, since the money is taken out before it even reaches your check, you won't really "miss" your increased contribution. - "Max out" on your IRA. In 2006, you can put in up to $4,000 to a traditional or Roth IRA, or $5,000 if you are 50 or older. If you cannot come up with the maximum amount at once, try dividing your IRA contributions into 12 equal monthly payments - and have the money taken automatically from a checking or savings account. - Pay down your credit card debt. As you may know, the Federal Reserve raised short-term interest rates 12 straight times from June 2004 through November 2005. Sooner or later - and probably sooner - these rate increases will affect interest rates charged by credit card providers. So, if you are paying a variable rate on your credit cards, be prepared to pay more in interest. These interest payments do you no good, as you can't deduct them from your taxes; consequently, you'll want to pay down this debt as quickly as you can. Review your investment portfolio. It's a good idea to review your investment portfolio at least once a year. Over the course of 12 months, your life can change in many ways; e. g., new spouse, new house, new child, new job, etc. And if your life changes significantly, your investment goals may also change. But even if your circumstances haven't changed much in a year, you should review your holdings to make sure they are properly diversified in a way that reflects your individual risk tolerance, time horizon and long-term objectives. A financial professional can help you review your investments to make sure you are still on track. Avoid last year's mistakes. Everyone makes investment mistakes - but the smartest investors only make them once. So, try to identify any errors you made in 2005. Did you chase after "hot stocks" only to find they had already cooled off by the time you purchased them? Did you incur a large tax bill by constantly buying and selling investments? These are the types of mistakes you should seek to avoid in 2006. So, there you have them: some New Year's financial resolutions that, if followed carefully, can provide you with benefits long after 2006 is over.

Write queen takes a trip

As I told you in a previous newsletter Jason is a wonderful tour guide. Let me tell you about the last “tour”. Normally we take our sightseeing after church on Sunday. This time, however, Jason and Jennifer had business in Guntersville that had to be taken care of on a weekday. Saturday morning we piled into the car, and headed for Guntersville, which is one of the originally settled areas in Alabama and is surrounded by lakes. The business didn’t take long and we headed up the steep hill out of town to have lunch at a place called O’Charley’s. If you’re ever in Guntersville you absolutely must try O’Charley’s potato soup. It is to die for. After eating we started our “tour” which was to include Guntersville State Park. Pennsylvania is my native state, and hills and trees remind me of home. Even though I lived in Florida for 23 years if you wanted to see hills and woods you had to travel north, way north. We probably traveled 30 minutes before we came to our destination, but what a destination it was. We stayed at the lower levels where there were scads of people. We stopped often so Jennifer and Linda could take pictures which I hope to put a selection on my computer so if I can learn from Jennifer how to send them, and if I can learn, watch a future article to contain them. After a complete tour through the parks, going only five or ten miles an hour because of the large amount of children, we headed up the mountain where we saw some beautiful homes with eye-popping views and those for sale had mind-boggling prices – for example $1,500,000 and another one for $672,000. We admired them, kept on going, passing an under-construction lodge which will house a 5 star restaurant. All of a sudden we were to a look-out point where we stopped for more picture taking. We went still higher where there were rental abodes. I can’t call them cottages and I most definitely would not call them camps. They would, in my mind, be classified as lodges. Guess what? The more often you take coffee out of the freezer and put it back in, the more moisture absorption takes place into the bean. If you absolutely need to freeze some coffee because you have a large excess you’d like to keep, only freeze it once. The more you take it in and out of the freezer, the more damage you do. Freezing also breaks down the oils in the beans. The oils contribute to the flavor of the coffee. Breaking down the oils means taking away flavor, and let’s face it, a large part of a good cup of coffee is the flavor. When it comes down to it, freezing is not the best way to store your coffee. Keep coffee stored in a cool, dry, airtight container away from light. Freezing coffee is possible, and is best if you only freeze it once. The resulting loss of flavor and quality from repetitive freezing makes it a method of storage to stay away from. Your best bet is to purchase only enough beans or ground coffee to supply you for 1-2 weeks. Enjoy the coffee at its freshest!

Living In Fear Of Mesothelioma First of all, you may be wondering what mesothelioma is, and why I should be scared of it ?..... Mesothelioma Mesothelioma is the medical name for cancer of the lung, and is usually caused by exposure to asbestos. Symptoms my not appear for up to 50 years or so after exposure to asbestos, and people who haven't had any contact with asbestos for many years, are now showing signs of having this deadly disease. The symptoms are usually shortness of breath, coughing, and chest pains and feeling very tired. Why should I be scared of it ? As a small child, I used to live near a factory which used asbestos to make fire-proof products and other insulating materials for the building industry. I believe that asbestos was also used in the manufacture of break linings. I can remember seeing the asbestos dust that spewed out of the factory covering the surrounding area (including part of our school playground) with this deadly snow like powder. Of course, as we were just kids at that time, we had absolutely no idea just how deadly this dust was. We even played in it completely unaware of its dangers. The Horror Came Later. It wasn't until years later after the factory had been closed down, that we began to see the full horrors of this white snow looking powder, we had played with as children. By this time I was much older, and the dangers of asbestos had been given massive coverage by the media, so I was now aware of what could happen to myself and hundreds of other people who lived in the same area as this factory in years to come. TV Documentary. This factory received national television coverage, and on one program they interviewed families who had suffered due to the problem of asbestos. I was shocked to see that I knew some of the people who had lost family members due to developing mesothelioma, in fact I actually went to school with some of the people who took part in the program. The program showed old photographs of the area around the factory (including my old school) covered in powder, and it really did look like it had been snowing. When you see all of this on television it really does make you just a little bit worried, especially when you have been in contact with asbestos like I have. Treatments. If mesothelioma is diagnosed early enough, a cure is possible with a combination of surgery, chemotherapy, and radiation. However, in the case of a more advanced illness a cure is not possible, but with the right treatments the illness can be slowed down dramatically and medication can be used to ease any pain. X-Rays. As a precaution I did have x-rays a few years ago just to put my mind at rest, and thankfully they were all clear. All around the country, people who want more control over their lives are starting home businesses In New Orleans, Rick Hart's home based cajun Cargo ships seafood nation wide. In Palatine, Illinois, Stephaine Heavey works from home designing and selling original patterns for fabric dolls. And in Dallas, Lisa McElya published the Dallas Party & Event Planners Guidebook from the entire first floor of her two-story home. These three people are living the new American dream of owning a business, but avoiding the high overhead and start-up costs of a commercial location. If the idea of working from home is appealing, but you don't know where to begin, here is a step-by-step guide. STEP #1 DECIDE WHAT PART OF THE HOUSE TO USE Select an area away from family activity. The perfect space is a separate room (or perhaps the garage), but any area will do, if it can hold all the business supplies and equipment, and also provide enough work space for desks, tables, or counters. STEP #2 DETERMINE HOW MUCH TIME YOU CAN SPEND ON THE BUSINESS Many people start a home business on a part-time basis while raising children or working outside the home. Others start full-time when family and finances allow. However you begin, figure out how may hours per week you can devote to the business Make a weekly chart of your activities, examine it, and determine where the business fits. STEP #6 GATHER INFORMATION Spend a few weeks researching home-based businesses. STEP #7 CHECK ON ZONING RESTRICTIONS Find out how your property is zoned, the call City Hall and ask what regulations apply to home businesses in that zone. Also, if you rent or live in a condominium, check the lease or homeowner's association rules to be certain a home business is allowed. Generally, if you do not annoy your neighbors with excess noise, odors, and traffic, you will not be deterred from running a business at home. The neighbors may not even be aware of the business, but it is necessary to know exactly what you can and can't do before you start. This is important should any problems or questions arise later. STEP #8 PICK A BUSINESS NAME AND REGISTER IT If the business you choose is different form your name, file an assumed (or fictitious) name certificate with the county. You are notified if another business already has that name, so you can select a new one. Do this before investing in expensive stationery and brochures. It costs only a few dollars to file, and it protects the business name from being used by someone else in the county. STEP #9 WRITE A BUSINESS PLAN A good business plan clarifies your ideas and establishes a plan of action. A good business plan should include a description of what you are selling, your background and qualifications, who the prospective customers are and where they can be found, what is needed to build the business, how you plan to promote, and how much money is need for start-up costs. STEP #10 GET AN IDENTIFYING NUMBER If you are the sole proprietor of the business and have no employees, you may either use your Social Security number or an Employee Identification Number (EIN) as the business number on official forms. If you have employees, or the business is set up as a partnership or corporation, you must obtain an EIN. To do this, complete IRS Form SS-4 (Application for Employer Identification Number) and file it with the nearest IRS Center. STEP #11 OBTAIN A SALES TAX PERMIT If the product or service you sell is taxable, you need a state sales tax permit. Call the local tax agency, explain the type of business you have and what you sell, and ask if you need to collect sales tax. If you do, they will send you the necessary information and forms to complete. You also use this tax number when your purchase items for resale. STEP #12 OBTAIN LICENSES & PERMITS It's very important not to overlook any necessary license or permit. For example, some cities and counties require a general business license, and most have special laws regarding the preparation and sale of food. Call City Hall to find out what is need for your particular business. In addition, Chamber of Commerce provide information on city, county and state licenses and permits. STEP #13 SELECT BUSINESS CARDS, STATIONERY, BROCHURES Spend time on the color, design and paper for these items. They make a definite impression-good or bad - on the people who receive them. If you are not certain what is most suitable and effective, consult a graphics designer or a creative printer whose work you like. STEP #14 OPEN A BUSINESS CHECKING ACCOUNT Call several banks to find out what services they offer, and what minimum balance, if any, must be maintained to avoid paying a service charge. Also ask about credit card if you plan to offer this convenience to your customers. Bank fees can be significant, so shop around for the best deal. If your personal checking account is with a credit union, see if it can also provide a separate business account. when you open your account, you may need to show the assumed name certificate and business license. Finally, investigate obtaining a credit card in the business's name. If this is not possible, set aside a personal credit card to use for business expenses. STEP #15 SET UP RECORD-KEEPING SYSTEMS Put together a simple and effective bookkeeping system with an 8 1/2 x 11" three-ring binder, columnar pad sheets and twelve pocket dividers from the office supply store. For each month, set up columnar sheets for income and expenses. Use a pocket divider for each month's receipts, bank statement, deposit tickets, and canceled checks. In addition, an automobile log for business mileage, and filing system for correspondence, invoices, supplier catalogs, client records, etc. are two other useful tools. STEP #16 CHECK IRS REQUIREMENTS If you comply with basic IRS guidelines, you can deduct a percentage of normal household expenses (mortgage, interest, taxes, insurance, utilities, repairs, etc.) as a business expense. see the box accompanying this article and, for more detailed information, IRS publication #587, Business Use of the Home. Also become familiar with these IRS forms: Schedule SE (compensation of Social Security Self-Employment Tax) and Schedule 1040 ES (estimated Tax for Individuals). Depending on circumstances, you may have to file them. STEP #17 OUTFIT THE BUSINESS Make a list of everything needed to start the business, but before you buy anything, look around the house for things you already own that are usable. When you are ready to start purchasing, check the classified ads and garage sales. Both are good, inexpensive sources for office furniture, typewriters, computers, answering machines, etc. But only what is absolutely necessary for start-up, and wait until the business is off the ground to get the extras. STEP #18 DECIDE ON TELEPHONE REQUIREMENTS Call the telephone company to find out the cost of a business phone in your area. If you cannot afford a separate business line, investigate the telephone company's regulations on using your personal phone in a business. It may be possible to do this if you follow certain guidelines. Keep a record of long distance business calls as they are a deductible expense. Finally, consider the benefits of an answering machine to catch calls when you are out. STEP #19 CHECK OUT THE POST OFFICE & UPS Using a post office box as the business address down plays the fact you are home-based. It also prevents customers from dropping in at all hours. While looking into box rental, ask for information on the various postal rates, particularly bulk rate, if you plan to do large or specialized mailings. If you mail many packages, check out United Parcel Service (UPS), as it is less expensive than the Post Office. STEP #20 PURCHASE THE NECESSARY INSURANCE Check with your homeowners insurance agent about a rider for your existing policy or the need for a separate business policy. Also make sure you have adequate personal and product liability coverage. Shop around, as each company has different rules regarding home businesses To save money on medical insurance, join an association and participate in their group plan. STEP #21 ORGANIZE THE HOUSE & YOURSELF To have more time for business, organize and simplify household routines. Start by holding a garage sale to get rid of unnecessary possessions.
